Many real estate brokers are busy and looking for ways that they can get more of their personal time back by simplifying and improving their business processes. Many are in a place that they really need the extra help at different times throughout the year, but don’t have time to manage an employee, and don’t want to pay for extra office space or payroll. I have over 15 years industry experience, of which most was held as a Principal Broker. I offer per transaction flat rate pricing, with the guarantee that you don’t pay unless your transaction closes. I also offer hourly IT/Technical help, Website Development, Updates, Hosting, and Virtual Administrative Assistance.

  • 1. Pick a plan

    Review the service levels below and find a plan that closely fits your wants, needs, and future goals. Make note of any questions you may have as you review each service within the plans. I can tailor a plan that fits your needs, and my add-on services coupled with my knowledge of the industry, make me your one stop virtual real estate concierge.

  • 2. initial meeting

    This one hour meetup is typically done virtually via Zoom or FaceTime, but can be arranged to be in person at a coffee shop (within Oregon) if that feels better. Bring your initial questions to this meeting, and we’ll chat to get to know your wants and needs. Everyone has pain points when it comes to their files, organizational skills, or processes. I’ll listen closely to help identify and overcome those obstacles for you moving forward.

  • 3. orientation

    If you decide my services are right for you, there will be a quick electronic contract signing before scheduling your free 1.5 hour orientation. We will dedicate this meeting to learning how I work, answering any questions you may have, and most importantly getting acquainted with how you envision your business running smoothly with me aboard. Together we will create a personalized plan to fit your unique needs and goals.

FAQs

my brokerage already has transaction coordinators, don’t i have to use them?

As a Realtor you are an independent contractor. Therefore while your brokerage does have control over how you market yourself under their name, they are NOT allowed to tell you: what time you should/should not work, what you must wear, or who you hire to help you get your job done more efficiently. I am essentially your unlicensed assistant. Also, brokerage TC’s don’t work nights/weekends when you’re needing them most. ;)

what if it’s easier for me to share files via google drive, dropbox, icloud, onedrive, etc.?

If it's more convenient for you to share documents via a cloud service, please let me know. We can easily work this out via folder share, and I am familiar with and use each of these cloud services.

how will i stay in touch with where each file is if you’re doing it all for me?

I typically do file audits on Friday’s, and I send one for each listing/transaction we are actively working together. Note: If you already receive these file audit emails from your Reviewing Broker I will not duplicate this email in your inbox unless requested.

how will i know you’re on top of a request?

By default I will respond to every email you send with documents, letting you know that I received your email and that I got the documents you sent uploaded to the file. After working with me for a while, some brokers prefer to save on emails in their inbox by requesting I discontinue those verification emails.

what if there’s a transaction i don’t need your help with?

I am here to help you when you need me, and how you need me. You can choose a different service level for different transactions, or not use me at all. I’ll always be here if ya need me.

are you still licensed?

I am no longer actively licensed, and would be considered your unlicensed assistant. If I were licensed, it would limit me to be licensed under a single brokerage and only able to help their agents. I would also pay for dues and fees that would go unused, which would mean I couldn't offer the low rate I currently do. I do NOT need to be licensed to provide any of the services I offer/provide.

how do you gain access to my rmls (or other mls service)?

Each MLS has a form to allow unlicensed assistants access to your account to help you with entering data. I can enter all listing information including photos, but I do not create remarks for properties I’ve never seen.

what documents can you send to my clients for me?

I can receive, review and file ANY document. I can also prepare and send the following documents to clients to have executed on your behalf, as long as I have instruction as to what goes on them:

  • All Addendum’s including Listing & Repair Addendum’s, Seller’s Response to Repair Addendum,

  • All Counter Offers

  • Disclosed Limited Agency

  • OREA Pamphlet

  • All CMA’s & Summaries

  • RMLS Reports on sales & listings

  • All Brokerage Specific Forms/Disclosures.

Note: For your protection and mine, I do NOT send Listing Contracts, Property Disclosures or Sales Contracts to clients. I can however send any/all executed docs to title companies, lenders, etc.
